After contract review and home inspection issues are resolved, we provide the following services:

• Ordering title searches and preparing the title commitment
• Clearing title requirements
• Work with the selling attorney and lender on all mortgage matters
• Obtain payoff statements, tax information, and final water/sewer charges
• Coordinate closing in accordance with the contract of sale
• Prepare HUD-1 settlement statement / Closing disclosure forms
• Prepare and disburse checks for closing - we run all funds through our escrow account
• Attend closing and act as notary for mortgage documents
• Record all documents
• Ensure post-closing issues are resolved and issue title policies promptly
